    During each visit, we complete planned maintenance items, address agreed-upon priorities, and document work performed. Your home receives ongoing attention rather than one-off fixes.

    We maintain a living record of your home and provide tailored recommendations based on observed conditions. This allows issues to be addressed early and maintenance to be planned proactively rather than reactively.

What is Seattle Home Maintenance?

A recurring home-maintenance service that combines preventive upkeep with time for small repairs and punch-list items during scheduled service days.

What happens during a service day?

We split time between (1) a structured maintenance checklist tailored to your home and (2) your priorities for repairs or improvements, based on a pre-agreed punch list.

What kind of tasks do you handle?

Typical: filters, vents, drains, caulking touch-ups, door hardware, minor carpentry, patch and paint touch-ups, small plumbing troubleshooting, basic electrical troubleshooting within safe limits, seasonal prep, and safety checks. If a task requires a licensed trade, we coordinate it.

How do we decide what gets done each visit?

Before each visit, we confirm priorities and a punch list so the day is focused. Onsite, we adjust only if something higher-risk is discovered.

Do I need to be home?

No. Many clients provide access via lockbox or keypad. If you prefer, we can do a quick check-in at the start or end of the visit.

Do you coordinate electricians, plumbers, and other specialists?

Yes. If a task requires a specialist, we can scope the work, schedule the contractor, and be onsite to coordinate so the job is efficient and done correctly.
